Full Building Renovation (unbuilt)
This development proposal for Nyack’s old Helen Hayes Playhouse proposed reusing the structure’s facade as the frontispiece for a new marketplace in the heart of the village. An open, airy interior with large fold-up doors at its northern façade and an interior mezzanine recalls historic American marketplaces of the late 19th and early 20th centuries. A modern, open-air extension at the west allows for an alfresco dining balcony with views to Clausland Mountain.

This unbuilt project was honored with a 2004 AIA Award for Design Excellence.
