This unbuilt house, a replacement for two small cottages destroyed in 2012 by Superstorm Sandy, was intended as a retirement home for an older couple. The house was designed to be as flood proof as possible and features an open lift as a means of entry, as well as fold-down sunscreens that act as protection for the expansive balcony glass. The house effectively “turns its back” on its boatyard site and is fully open to the Hudson River.
